Six-storey rental block, framed in five months
145,000 sq ft of open-web-joist framing on a six-storey rental development for Hansen Construction Group, run with a peak crew of twenty from mid-July to mid-December.

Six storeys of open-web joist framing carried through to a December close, which meant the envelope had to keep pace with the weather.
- 01 — What was asked for
Hansen Construction Group brought JACE in to frame a six-storey residential rental development of 145,000 square feet — the full framing package, floor to roof, on an open-web joist structure.
- 02 — What we did
The crew started on 15 July 2025 and built to a peak of twenty. Open-web joists set the floor rhythm: each level had to be decked, walled and sheathed before the next set of joists landed, so the sequence ran floor by floor rather than trade by trade.
- Peak crew of twenty held on one building rather than split across sites
- Framing sequenced floor by floor to keep the joist sets moving
- Envelope closed ahead of the December weather
- 03 — How it finished
Framing finished mid-December 2025, five months after the crew arrived on site.
